Buyer’s will be “Interviewing” your Home.



Imagine if you will, showing up for an interview wearing an orange business suit.  You would already have one strike against you before you even had a chance to show how perfect you were for the job.  Similarly, driving up to find a house painted a bold or unusual color may push a buyer away, so “dress” your home for success in a nice, neutral color.

Speaking of Good 1st Impressions... 
The color of the house isn’t the only thing a buyer sees as they pull up, so try looking at the exterior of your home with a fresh set of eyes.  Pay close attention to the lawn, landscaping, and lighting. Inspect your sidewalk and driveway for cracks and crabgrass.   Once you fix the flaws,  you’ll have set the stage for the perfect 1st impression.

Declutter and Neutralize...but let's not get carried away!



We’ve preached the importance of decluttering and neutralizing color but be careful not to go too far.  The before picture to the left is so bland and minimalistic that it no longer offers any appeal.  In the latter picture, interest and warmth has been added with accessories, lamps and a few pieces of furniture while keeping the wall and flooring colors neutral.

It's my pride and joy...are you telling me it has to come down?!?!



Animal mounts…people usually have very strong opinions about them.  Some love to stand around them and reminisce about the thrill of the hunt that landed such a fine specimen while others are simply uncomfortable staying in the same room with them as they are haunted by visions of an orphaned deer they once saw in a movie as a child.  Either way, that mount is stealing the buyer’s attention from what we want them to be focusing on…the HOUSE!  




You have plenty of options of what to do with it, place it in storage, send it for a cleaning or loan it to your jealous hunting buddy who never seems to bag one of his own; just make sure that your passion for hunting isn’t creating a speed bump to your quick sale!

Neutral Colors Will Neutralize Objections



Around here, we love purple…it’s our company’s signature color.  We have purple chairs, purple koozies, purple bags, clips, cups, pens, flowers and have even had purple paperclips and staples.  So, what would our Realtors say if one of their clients had purple walls in the house they were preparing to sell?  Well, they’d suggest they cover it up with a nice taupe or sand shade of course.  This goes back to our point we have stated in the past, “The way we live in a house is completely different than how we stage a home to sell.”

While your favorite colors may be the exact complement to your living style, the shades and hues may be a complete distraction and turn-off to buyers.  Take a look at these two examples:

 
A majority of the buyers who walk into these kitchens would already be making a “paint the kitchen” entry on their mental “To Do List.”  Since moving is already a pretty big chore, most buyers are looking for move-in-ready and each entry on that To Do List is one step closer to eliminating the home from consideration.  The best way to present a home is for the walls, inside and out, to be painted a neutral color.

Be a Pet Magician...You need to make your pet and its stuff disappear!







Are you a pet owner who is looking to sell your home?  While we realize that your pets are loving members of your family, we're here to let you know that to a buyer, their presence, food, fur, odor, kennels, toys and beds are generally a turn-off. 

  
Are we telling you that you need to part ways with your furry family members?  Absolutely not!  What we are trying to say is that every trace of their presence should be removed for pictures and showings so, once again, the buyers are not distracted from the prime objective – viewing your home in the best possible light.
